One of the most common questions asked by people considering property investment in North Cyprus is:
Kyrenia or Iskele?
However, there is no single answer that applies to every investor.
Kyrenia and Iskele do not represent the same investment model.
Kyrenia is a more established market with a stronger urban lifestyle, mature residential demand and a long-standing property market.
Iskele, especially around Long Beach, has developed a different investment profile based on new residential projects, resort-style developments and longer-term payment plans.
So the right question is not simply:
“Which area is better?”
The more useful question is:
“Which area is better suited to my investment objective?”
In this guide, we compare Kyrenia and Iskele from an investor’s perspective under 2026 market conditions.
In simple terms:
Kyrenia: A more established, city- and lifestyle-oriented market.
Iskele: A newer, development- and resort-oriented market.
This difference affects almost every part of the investment decision.
Comparison | Kyrenia | Iskele |
|---|---|---|
Market structure | More established | Faster-developing |
Housing stock | New builds + resale | New-project dominated |
Entry cost | Generally higher | More accessible options may exist depending on project |
Payment plans | Can be more limited | Longer developer payment plans are more common |
Tenant profile | Long-term tenants + students + professionals + expats + tourism | Holiday lets + short-term stays + project residents + investors |
Resale market | More established | More project-dependent |
New project supply | More selective | Higher |
Investment character | Stability and lifestyle | Growth and project opportunities |
Main risk | Higher entry cost | High supply and project selection |
This table reflects the general market.
Even within the same area, two projects can have very different investment characteristics.
Kyrenia has long been one of the best-known residential, tourism and lifestyle centres in North Cyprus.
The city centre, universities, hotels, restaurants, entertainment venues, harbour, coastal neighbourhoods and international resident population create property demand from multiple groups.
One of Kyrenia’s main investment advantages is therefore:
Demand is not dependent on only one type of tenant or buyer.
A property may appeal to:
professionals looking for long-term rentals,
university students,
international residents,
families planning to live in North Cyprus,
short-term holiday visitors.
However, Kyrenia is not one single market.
Kyrenia Centre, Alsancak, Lapta, Karaoğlanoğlu, Çatalköy, Esentepe and surrounding areas all have different pricing, rental and investment dynamics.
For this reason, simply saying:
“I want to buy in Kyrenia”
is not a complete investment strategy.
The real decision should be based on:
the right location + the right project + the right price.
The investment story of Iskele has been driven largely by Long Beach and the surrounding new residential developments.
In recent years, many large-scale projects have been developed offering:
swimming pools and social facilities,
sports areas,
restaurants and commercial units,
proximity to the beach,
resort-style living,
property management and rental services.
This has transformed parts of Iskele into more than a conventional residential area.
In particular, Long Beach has developed into a resort-living and investment destination.
One of Iskele’s most important advantages for investors is not only the sale price.
It is also the:
payment plan.
Developers of off-plan and under-construction projects may offer:
staged deposits,
instalments during construction,
post-handover payment options,
seasonal campaigns.
As a result, two investors with the same available capital may follow completely different strategies.
One may purchase a smaller completed or resale property in Kyrenia.
Another may enter a new project in Iskele with a lower initial payment and spread the balance over a longer period.
In general, land and completed property values in the most desirable parts of Kyrenia can result in a higher initial investment requirement.
In Iskele, however, the price range is very broad.
Premium beachfront developments in Long Beach should not be compared with projects located further inland or at an earlier development stage.
For this reason, the common statement:
“Iskele is cheap and Kyrenia is expensive”
is no longer sufficient.
A premium apartment in Iskele may cost more than a resale apartment in Kyrenia.
Investors should compare the total acquisition cost, not only the advertised sale price.
This may include:
Sale price + taxes + title transfer costs + VAT where applicable + infrastructure or transformer fees + service charges + furniture + handover costs + rental management fees
This is one of the areas where Iskele can have an advantage, particularly for new-project investors.
Instalment-based projects are also available in Kyrenia, but longer-term developer payment structures are generally more common in Iskele’s new development market.
For example:
A £150,000 property requiring full or near-full payment
and
a £150,000 property requiring a 30–35% deposit with a long-term payment plan
are not the same investment.
In the second scenario, the investor does not commit all available capital on day one.
However, a long payment plan does not automatically make a project a good investment.
Before committing, investors should ask:
Is there a difference between the cash price and instalment price?
How much must be paid before handover?
Do payments continue after handover?
What are the contract terms for delays?
What fees apply if the property is assigned or resold?
What is the current construction progress?
An attractive payment plan cannot turn the wrong project into the right investment.
The first question should be:
What type of rental strategy are you targeting?
One of Kyrenia’s strengths is its year-round long-term rental demand from different tenant groups.
Properties that may perform well include:
1-bedroom apartments,
compact 2-bedroom apartments,
homes near universities or central areas,
properties with parking,
furnished apartments.
Short-term rental opportunities may also exist in tourist areas.
In Iskele, particularly in resort-style developments, holiday and short-term rental strategies may be more prominent.
However, there is an important distinction:
Rental potential is not the same as guaranteed rental income.
A large swimming pool, gym or sea view does not automatically guarantee high occupancy.
If many similar apartments in the same development are offered for rent at the same time, owners may end up competing with each other.
Therefore, investors should not ask only:
“How much can I rent this apartment for?”
They should also ask:
“How many similar apartments will be competing with mine?”
The exit strategy is one of the most overlooked parts of property investment.
Before buying, investors should ask:
“Who will buy this property from me in three to five years?”
Kyrenia’s more established resale market can be an advantage in this respect.
A completed property in Kyrenia may appeal not only to investors, but also to owner-occupiers.
In large developments in Iskele, however, many similar units may enter the resale market at the same time.
In that situation, resale value may depend heavily on:
floor level,
orientation,
sea view,
building or block,
completion status,
furniture package,
title or contract status,
whether the developer is still selling new units in the same project.
If the developer is still offering discounted new units, a resale investor may find themselves competing directly with the developer.
A large supply of new projects can be both positive and negative.
It is an advantage because investors have more choice and more payment structures.
But it can also be a risk because too many similar properties may enter the market.
This is especially important for studios and 1-bedroom apartments.
Investors should analyse not only the quality of their own apartment, but also the amount of competing stock likely to be available when the project is completed.
For this reason, buying in Iskele should never be based only on attractive renders.
Investors should also consider:
completed projects,
developments under construction,
future phases,
estimated handover dates,
the number of similar units in each project.
If the property is also intended for personal use, the comparison changes.
For buyers who value:
city life,
restaurants,
social activities,
universities,
daily services,
Kyrenia may be the stronger option.
Iskele may appeal more to buyers who prefer:
proximity to the sea,
large residential complexes,
resort-style facilities,
a quieter lifestyle,
newly built properties.
A property used only a few weeks each year as a holiday home may therefore require a different location from a property intended for full-time living.
Kyrenia may be more suitable for investors who want:
a more established market,
long-term rental demand,
stronger resale depth,
proximity to city life,
completed or resale properties,
to combine investment with personal use.
Its main disadvantage can be the higher entry cost in desirable locations.
Iskele may be more suitable for investors who want:
new-build projects,
longer-term payment plans,
resort-style developments,
short-term or holiday rental potential,
off-plan investment opportunities,
longer-term capital growth potential.
However, supply, construction risk and resale competition should be analysed carefully.
Kyrenia may be a more natural choice in many locations.
New developments in Iskele may provide more alternatives.
Both markets have options, although Kyrenia has a broader established resale and completed-property market.
Both regions may work.
In Kyrenia, location and tourism access can be decisive.
In Iskele, the project itself, beach access and on-site facilities may matter more.
Do not analyse only the region.
Analyse the future supply and resale competition within the specific project.
Off-plan developments in Iskele may offer more options.
Whether you choose Kyrenia or Iskele, ask these questions before investing:
What is the total acquisition cost?
What is the title deed or contractual status?
Is the project completed, and if not, what is the expected handover date?
What is the real total cost of the payment plan?
How many similar units are there in the same project?
What is the genuine rental demand in the area?
What are the annual service charges and operating costs?
Who will manage the rental?
What costs apply if I want to resell or assign the property?
What other alternatives are available within the same budget?
The answers to these questions are often more important than the simple question:
“Kyrenia or Iskele?”
There is no single winner.
Kyrenia and Iskele represent two different investment strategies.
Kyrenia can be a strong option for investors looking for an established urban market, diverse tenant demand and a more mature resale market.
Iskele can offer attractive opportunities for investors interested in new developments, resort-style projects and longer-term payment plans.
However, because of the high volume of new construction in Iskele, selecting the right developer, project and individual unit becomes especially important.
Instead of choosing solely by area name, investors should evaluate four factors together:
Location + Project + Purchase Price + Exit Strategy
